​​Our client is an established developer with a great reputation in the sector. They are one of the country’s largest and most respected independently owned house builders. Decades of experience have earned them a reputation as a responsible and professional development partner in the regeneration of local areas, providing energy-efficient, sustainable communities. They have a great opportunity for an experienced New Home Sales Negotiator for a development in the Coalville area. The Shift pattern for this role is 5 days including weekends and 2 days off in the week.  Basic 27-30K plus 25K commission OTE * You must have New Home Sales or Residential Property Sales experience within estate agency to be considered for this role  Duties include: Taking ownership of the development sales , show homes and public areas conducting monthly sales excellence audits to ensure all areas are always maintained and presented to the highest standard. Manage all customer enquiries (website, telephone, email, or walk-in) effectively and efficiently capturing details and requirement accurately via the inhouse database and convert to site visit or appointment. Qualify customers, establishing moving position and timescales, needs and financial situation. Develop credible solutions securing reservations with maximising revenue and margin. Promote and provide for the use of company recommended mortgage brokers and solicitors to ensure an efficient service for customers to achieve purchasing deadlines. Secures customer reservations ensuring sales targets are met, works closely with the in house legal teams and sales admin to ensure sales progress to completion efficiently and in a timely manner. Maximises sales of unit upgrades supporting customers throughout the selection process, processing orders, taking payment, and ensuring all Options are installed prior to completion. Act as the key point of contact for the customer, providing a high level of customer service maximising customer recommendation scores. Ensure all administrative and reporting requirements are met according to company policies and agreed time frames. Undertake new home inspections ensuring any issues are flagged with site management and resolved prior to move in, introduces the customer to their new home, ensure familiarisation, and ‘after care’ of those customers at defined intervals following their move-in date.

Temporary New Homes Sales Negotiator

We have a great opportunity for an experienced New Homes Sales Negotiator to work on a newly launched development of high end apartments in Surrey.   Thursday to Monday 10am to 5pm. Needs to be on site by 9.45am.  The development will not be finished until early January 2025. This is a multi unit site and I will be looking for someone with strong off plan experience and can manage a site for a reputable and well known developer.   The candidate will need to be use to attending and controlling regular sales meetings, attending build meetings, experienced in the use of Contact Builder or similar developer CRM systems, excel and word.  Also have the capability of learning alternative systems and implementing in order to manage work flow in a paper free environment (where possible) and adhering to NHQB procedures.   Manage a clear and comprehensive viewing diary, provide regular feedback on viewings and follow ups.  Weekly reporting.  Full sales progression to manage sales through to a 28 day exchange of contracts.   The ideal candidate should be a target driven sales individual with the ability to working under pressure.   Ideally you will also need to have experience with working and interacting with a local firm of estate agents and drive all cross-selling opportunities.   Plot commission will be paid. Cross selling opportunities will also be financially rewarded.
